Your landlord is allowed to set up time to inspect your apartment when you live there. But before you worry about having to keep the apartment immaculate all of the time, you need to consider that most landlords have to set up this time and give you notice. Unless there is a big emergency that requires them to get in immediately, such as flooding or a fire, the landlord typically will need to give you 24 to 48 hours notice before they do the inspection.
 
The exact amount of time that the landlord needs to provide will depend on the laws in your state, but usually that 24 to 48 hours is going to be enough. Some landlords will have routine inspections that they do at the same time each year, such as coming in to change the filters and just check things out, so they will give you even more notice on those.
 
When your landlord does provide notification of the inspection, they often do this through writing so that you have that information for your records. This letter is going to have the date and time the inspection will happen along with some of the specifics of what they will plan to check when they are there. If someone is coming along with them to do the repairs or for any other reason, this is often added into the note as well. For example, they may bring along a pest control professional or a plumber if they are worried about any of those things in the apartment.
 
In addition, the landlord can state that the inspection will happen, whether you are home or not. They may provide the option to reschedule for a time when you will be home, but they are not required to do that, as long as they give the proper notice listed by law. As long as you are given the notice, the method of delivery is not as important.
